be prepared & stay ahead of most landlord requirements BEFORE renting:

Prepare Your Essentials for renting

  • Completed Application: This is your first impression. Let’s make it strong.
  • Last 2–3 Paystubs: Proof you’re a reliable rental tenant.
  • Copy of Driver’s License: A small step that makes a big difference.
  • List of Occupants: Transparency sets the tone for trust.
  • Pets: If allowed, let’s ensure all the details are in order.

Credit & Background Check

Landlords want to know who’s living in their space. A credit and background check will be required for anyone 18 years or older. This step takes 2–4 days. Remember, every great relationship starts with trust, and this step builds it.

Lease & Security Deposit

Once approved, it’s time to seal the deal:

  • The lease will be prepared, including any necessary addendums.
  • All parties will sign.
  • Your security deposit will be due at this stage, locking in your new home.

Move-In Day – Set the Stage for Success

  • A walk-through will ensure everyone agrees on the property’s condition. Document anything that needs attention in writing or via email.
  • Provide a copy of renter’s insurance, typically required before moving in.
  • Your first month’s rent (and any agreed-upon additional rent) will be due via cashier’s check or Zelle, depending on what the landlord accepts.

The Big Picture

This isn’t just about a rental property—it’s about building a foundation for where life happens. By being prepared, you’re not just checking boxes; you’re setting yourself up for success.

Tom Cunningham is here to guide you every step of the way through the rental process because this is more than finding a house—it’s finding your next home. Let’s do this right, together.
